Background of the Study :
Urbanization in Nigeria has accelerated over the past two decades, profoundly influencing housing markets, especially in Lagos State. Rapid population growth, migration from rural areas, and economic expansion have transformed urban landscapes and increased demand for housing (Adeyemi, 2023). This growth has spurred investments in residential development, yet it has also led to challenges such as housing shortages, inflated property prices, and informal settlements. Urbanization has created both opportunities and constraints for the housing market, impacting affordability and quality of life (Ogun, 2024). As the government implements policies to manage urban growth and provide affordable housing, the market response remains mixed. This study examines the dynamics between urbanization and housing market performance, analyzing trends in property development, pricing, and accessibility. The research utilizes empirical data from Lagos State to assess how urban expansion influences market stability and to identify factors that contribute to market imbalances (Ibrahim, 2025).
Statement of the Problem
The rapid pace of urbanization in Lagos State has intensified challenges within the housing market. Despite substantial investments in residential development, issues such as housing shortages, skyrocketing property prices, and inadequate infrastructure persist. These challenges have resulted in significant disparities in housing affordability and quality, particularly for low- and middle-income residents. The gap between housing demand and supply, compounded by inefficient urban planning, underscores the need for a critical assessment of the market dynamics. This study aims to identify the specific urbanization factors that contribute to housing market imbalances and to propose policy recommendations for mitigating these issues (Adeyemi, 2023; Ogun, 2024).
